NEW HOUSE: GUEST BATHROOM DESIGN BOARD

Today I am sharing another design board for our new home. . . our guest bathroom. I want our guest bathroom to feel luxurious and clean. We are using timeless materials, with unique details that make the impact in this room. Our pool bath was more playful and fun, but I wanted this bathroom to feel serene. I found the most beautiful tile at Floor & Decor and I cannot wait to share everything with you!

I had some ideas for our bathroom design, but was thrilled to learn about Floor & Decor’s free design service! This is such an amazing service they offer their customers at all of their locations. Not only are they so helpful at making your vision come to reality, but they are very knowledgeable about all the details (sealer, grout, etc) and help keep you on budget. I cannot wait to share this experience with you. First, here are some details. . .

LAYOUT:

Our home is 1 story and the guest room is in the front of the house. The guest bathroom will be connected to the bedroom and can be shut off for privacy when we have guests spend the night, but it will also have a door to the hallway that can be used as an extra bathroom regularly.

INSPIRATION:

One wall in the bathroom will be the vanity (you can see in the rendering above). This wall will have white custom cabinets with lots of storage, a sink and mirror above with 2 sconces on each side. I am doing a unique counter top on this vanity that I am super excited about. It will have a marble backsplash with a ledge and pretty carving on each side. Here are some inspiration pics.

On this wall I am thinking of adding some beautiful marble tile almost like a wallpaper and then putting a mirror and sconces on both sides.

Here is my inspiration photo for the shower. I am using this inspo picture in several rooms of my home. I love the simplicity and classic look of the subway tile and how they used trim pieces to make it more interesting.

FLOOR & DECOR

A beautiful new Floor & Decor opened in McKinney on 380 and I was very excited to check it out. Like I mentioned above, Floor & Decor offers FREE DESIGN SERVICES at all of their locations. Before my visit I set up an appointment with Tahra, one of their designers and I was very excited to meet with her and go over some of my ideas.

When I arrived at the store I was so impressed by how beautiful everything was. They have lots of vignettes set up with different tile so you can see what things look like in a room, different grout colors, etc. The store is very organized and easy to shop.

I arrived a little early so I walked around looking at all these beautiful spaces and then headed over to meet Tahra. She was the sweetest and so helpful! If you are local I definitely recommend meeting with her! We sat down in her office and went over my inspiration images, my floor plan, budget, etc.

After discussing the look I was trying to achieve, we grabbed a cart and walked the store together. We headed to the marble section. They have a huge selection and it is organized so well. Everything is arranged by color so there was a “cool marble” (Carrara marble) section and a “warmer marble” (Calcutta marble) section. I was drawn to the cooler/Carrara marble tile. Everything was shown on the wall with the price and then the product was directly below it. You can just grab what you need.

We continued walking the aisles and added things to our cart to create a mood board. It was so much easier seeing it all together. We looked at all the different tiles and trim pieces.

Here was the subway tile area. Yall, subway tile is only $0.15 per piece! That is so exciting. Not only do I love it, but the price is incredible!!

Floor & Decor also has really helpful boards set up to help you visualize things like grout colors! We are going to be using a warm grey. They have a special grout that has the sealant already in it!! Yes please!

They also have pieces for shower benches, niches, transitions, etc for incredible prices!

After Tahra and I picked everything out we went back to her office to review and get a quote. The process was super easy and so helpful. Floor & Decor really has everything you need in a 1 stop shop!

  • Have product in stock. Many tile places are custom order so you have to wait, at Floor & Decor it is in stock ready to go.
  • They will buy back unused material!!! How amazing is that?! It is always better to have extra so you don’t run out mid project, but you don’t want to have to spend extra. With Floor & Decor you don’t have to. They will buy back all your extra material even if the box has been half used!
  • They have samples you can check out for your project so you can see everything in your actual space.

Even though I went in with an idea of what I was wanting, Tahra made the process so much easier. She really helped me stay focused and think about things I might not have otherwise. We came up with some beautiful selections and I’m so excited to share our guest bathroom design with you.

I love how everything pulled together and the tile will be the main design statement in this room. There were many beautiful options, but I was most drawn to the Moonstone Flower Mosiac tile for the feature wall above my vanity. It adds just the right amount of pattern. The marble hex tile will be going on the floor and the subway tile and trim will help complete the shower look I want from my inspiration photo.

When designing our home I pulled inspiration from all over! Pinterest, Instagram, magazine, design books, etc. we had this long spot in our front entry that we were trying to figure out and when I saw this image (swipe to see) in @gilschaferthearchitect ‘s book it stopped me in my tracks. I loved the use of transoms and designated spaces. My architect @josephpaulhomes & his wife Michelle helped pull the whole look together. So happy with how it turned out.

My grandfather owned a grocery store in New Jersey. The scale hanging from the ceiling in our butler’s pantry was the scale in his store. My uncle had it for the longest time & gifted it to me when we moved into this home. I love it so much!! My mom has the cash register he used in his store in her home. I love decorating with items that have meaning & that tell a story.

I love hallways & nooks. They are a great way to add interest to your home. Natural light & details are key. This space connects our hearth room to the gameroom. The Dutch door goes out to our courtyard, the room at the end is my office and the door to the left (just out of the photo) goes to the pool bath. Lots going on in this space.
I saw this floor pattern in a design book & had to have it somewhere in our home. I love it so much!

✨REMODEL UPDATE: FAMILY ROOM✨

This family room had good bones, but we needed to declutter , maximize storage, update furnishings & make the space more functional.

There was a wall of shelves that was just too much. We purged and decorated with items that she loved & had sentimental value. So many homes are built with tons of open shelving and you have to be really careful in these spaces because they can become a spot for clutter instead of being intentional. 
•added cabinet doors to 2 sections of shelves for some much-needed hidden storage.
•utilized the shelving that was separate from the other ones to make a designated bar space that is intentional and great for entertaining.
•found an gorgeous antique bar back to go against the wall that again is used as a bar when they entertain. Previously, it was a huge bench that took up width, but added no height to the wall. This is a major focal point in this space so we made it both functional and beautiful.
• I am not a huge fan of sectional couches unless they are in very specific areas. I think sometimes when people have a big room, they look for a big furniture to take up the space but it doesn’t actually give you the most seating and the spacing is sometimes awkward. They still really wanted a leather couch in there so we kept that, but then used more tailored chairs to frame the space.
• found this gorgeous coffee table on Facebook marketplace. Such a find!
•Removed the huge windmill fan that really took away from the gorgeous architecture of the ceiling with the beams.
•filled in dead space with functional furniture, like a cute table perfect for  game night.
•scaled back the TV so it made more sense over the fireplace and went with a frame one so there could be pretty art up there as it is a main focal point. (Art was off in this photo, but typically it looks like a vintage painting)

So excited with how this space turned out. It’s lighter, brighter, more functional & a better use of space. They have walls of windows along the back of the house with a beautiful view and now you’re able to focus on that more.

✨REMODEL UPDATE: DAUGHTER’S BATHROOM ✨

Throughout this remodel you will see two constant goals…brighten up the spaces & add functional storage. This bathroom was dark & dated. We took everything out and had a fresh start.

I love a mudroom! I don’t care what size house I live in from here on out I’ll always have some “mudroom” space…even if it’s a tiny little spot. It’s so great to have a drop zone to keep organized. This space got lots of use during our ice storm with all the wet shoes, etc & these brick floors were great!!

Feels strange getting back to work this week. We’ve been living in PJs and been asking what day it was for about a week now. Snowmageddon 2026 was fun & we still have piles of ice on the ground….BUT nice to go back to a bit of a routine. January felt like 47 days 🤪
