LIFE UPDATE: Our House Sold

Yall, we have been busy over here.  If you follow me on Instagram stories I have shared some life updates, but it was time for a blog post recapping everything.  It was a long journey, but our house officially sold!!

That’s a wrap…the end of an era!
🏡 Our house has officially sold. We just signed the papers. It’s been quite the journey and I have ALL the emotions. We LOVED this home. Geoff and I designed this house on a napkin one night about 12 years ago and seeing it become our home was so special. This is the house we became a family in. My babies had all their firsts here, I started my Instagram while we lived here, Geoff changed his career here, we had some of the most wonderful days and also some terribly hard days, we quarantined here, homeschooled here, worked here and grew here. We spent almost a decade in this home and now it’s time to say goodbye😢
Goodbyes are always hard, but so excited for our next chapter. Lots of fun things ahead.
🐓 We will be living in the cutest farmhouse (#FARMhouseofhargrove) for the next year and a half or so while we build our dream home. Thanks for following along in this journey with us. So much fun stuff to come…

If you have been following along for a while, you know what a process this has been.  We originally put our house on the market in Spring 2019 and realized that we needed to put in a pool to sell our home.  I know this is not typical, in fact we originally wanted a pool when we lived in our home, but once we realized this would not be our forever home we decided not to put in a pool because you typically don’t get your money back.  I think that is the typical school of though, but in our particular area we needed a pool to sell.  We ended up taking our home off the market during the holidays of 2019 and in Jan 2020 we broke ground on our pool.  Our pool was scheduled to be complete in March and that is when we were going to go back on the market.  During this time I also had my Mommy Makeover, so it was a good time to be off the market because I was in no position to have showings.  We had an amazing realtor Lynda Roundtree from Luxe Premiere Realty and we couldn’t have done this without her.  It was a very overwhelming process and she was there every step of the way.  

While we were building our home and off the market we remained as a pocket listing with our realtor in case someone came along that our home was the perfect fit for.  Well, that ended up happening.  There was an out of town family that heard about our house and they were going to be in town for a weekend and asked to see our home.  Even though we weren’t on the market, I was feeling a little better and we were able to get out of the house and show it.  They had to have a vision because our pool still wasn’t finished, but we were open to showing it.  They saw our home, fell in love with it and made a full price offer.  We immediately went under contract and had negotiated a lease back so both of us could have our kids finish the school year before moving.  Of course neither of us knew what was ahead. . .CORONA!  Corona hit and the whole deal fell through.  This would end up being our “first contract”.  

After this contract fell through, we technically went on the market for the first time in late April.   It looked like we had been on the market 60+ days now, because when you get a contract you have to go live on the MLS.  So all 60 days on market we were under contract.  This was kind of a bummer, because it didn’t look like a fresh listing even though it was.  Also, this was the peak of Corona so there were zero showings for weeks.  Everyone was in full quarantine at this time.  We ended up getting back under contract end of May which is a story I could write a book about.  I had no idea there were people out there who just make offers and then back out so flippantly.  I totally understand if something comes up during inspection, or its contingent, etc, but I learned A LOT about real estate over the last few months.  Personally, I get very emotionally attached to a home.  I have realized that is not the case for everyone.  People make offers and back out all the time.  I learned a deal is never done until the papers are signed at the very end.  Even after you are through the option period it is not a for sure deal.

Turns out we had this happen with yet another contract and got a few other offers in there that never came to fruition.  See what I mean. . .a long, stressful, overwhelming journey.  Lynda Roundtree helped keep it all together for us.  I was OVER IT!!  I was trying to homeschool my kids, work, keep our home show ready all the time, entertain my kids all the time because camps were cancelled, playdates were sparse due to Covid and grandparents were quarantining.  It was a lot and I am so glad to be on the other side.

Early July we got under contract with the sweetest family who ended up buying our home.  I hope they love it as much as we did and make tons of memories there.  I didn’t announce it on Instagram for a long time because we had been burned so many times before.  I started selling lots of furniture, etc and got lots of questions, but was waiting until it was official before I announced it.  We officially closed on Aug 4 and moved out the week before.    We had one last pool party there, shed some tears, took some pictures and drove away for the last time.  It was bittersweet for sure.  We loved that house, but it was time to say goodbye.

One thing that made it easier to leave was we found the cutest rental home that is perfect for our family.  It is the cutest farmhouse and I cannot wait to share it with all of you!  It is located right in between our last home and our new lot that we will be building on.  It is the perfect location, still in my kids school district and the most adorable property ever!  It was originally on 10 acres, although the owners rezoned and it is now technically 2 acres although it feels like 10.  We get to benefit from all the land, but don’t have to maintain it.  Its the perfect situation.  It has a barn, with 2 donkeys, a horse, goats, etc and it is just the most charming place.  We are so lucky to get to live here while we build our forever home.

Whew, as you can see it has been a long road.  We are very excited about our next chapter and glad this part is behind us.  I cannot wait to share more details about the farmhouse and our new home with yall.  Stay tuned. . .much more coming soon.  Been busy unpacking, setting up and gearing up for virtual school the last few weeks so that has been my priority.

If you live in the Fairview, Lucas, McKinney, Allen area I highly recommend our realtor at Luxe Premiere Realty.  Lynda Roundtree was knowledgable, patient, helpful and a wealth of information.  Prior to real estate Lynda was a lawyer so her contract and legal knowledge are very helpful during this process.

When designing our home I pulled inspiration from all over! Pinterest, Instagram, magazine, design books, etc. we had this long spot in our front entry that we were trying to figure out and when I saw this image (swipe to see) in @gilschaferthearchitect ‘s book it stopped me in my tracks. I loved the use of transoms and designated spaces. My architect @josephpaulhomes & his wife Michelle helped pull the whole look together. So happy with how it turned out.

My grandfather owned a grocery store in New Jersey. The scale hanging from the ceiling in our butler’s pantry was the scale in his store. My uncle had it for the longest time & gifted it to me when we moved into this home. I love it so much!! My mom has the cash register he used in his store in her home. I love decorating with items that have meaning & that tell a story.

I love hallways & nooks. They are a great way to add interest to your home. Natural light & details are key. This space connects our hearth room to the gameroom. The Dutch door goes out to our courtyard, the room at the end is my office and the door to the left (just out of the photo) goes to the pool bath. Lots going on in this space.
I saw this floor pattern in a design book & had to have it somewhere in our home. I love it so much!

✨REMODEL UPDATE: FAMILY ROOM✨

This family room had good bones, but we needed to declutter , maximize storage, update furnishings & make the space more functional.

There was a wall of shelves that was just too much. We purged and decorated with items that she loved & had sentimental value. So many homes are built with tons of open shelving and you have to be really careful in these spaces because they can become a spot for clutter instead of being intentional. 
•added cabinet doors to 2 sections of shelves for some much-needed hidden storage.
•utilized the shelving that was separate from the other ones to make a designated bar space that is intentional and great for entertaining.
•found an gorgeous antique bar back to go against the wall that again is used as a bar when they entertain. Previously, it was a huge bench that took up width, but added no height to the wall. This is a major focal point in this space so we made it both functional and beautiful.
• I am not a huge fan of sectional couches unless they are in very specific areas. I think sometimes when people have a big room, they look for a big furniture to take up the space but it doesn’t actually give you the most seating and the spacing is sometimes awkward. They still really wanted a leather couch in there so we kept that, but then used more tailored chairs to frame the space.
• found this gorgeous coffee table on Facebook marketplace. Such a find!
•Removed the huge windmill fan that really took away from the gorgeous architecture of the ceiling with the beams.
•filled in dead space with functional furniture, like a cute table perfect for  game night.
•scaled back the TV so it made more sense over the fireplace and went with a frame one so there could be pretty art up there as it is a main focal point. (Art was off in this photo, but typically it looks like a vintage painting)

So excited with how this space turned out. It’s lighter, brighter, more functional & a better use of space. They have walls of windows along the back of the house with a beautiful view and now you’re able to focus on that more.

✨REMODEL UPDATE: DAUGHTER’S BATHROOM ✨

Throughout this remodel you will see two constant goals…brighten up the spaces & add functional storage. This bathroom was dark & dated. We took everything out and had a fresh start.

•Raised the height of the counters & some additional cabinetry extending up to the ceiling for much needed storage. 
•Added cute details to the side of the counters

This sweet girl has brought us so much joy! We are “foster failures” & couldn’t be happier about it. Callie has been the best addition to our family.

I love a mudroom! I don’t care what size house I live in from here on out I’ll always have some “mudroom” space…even if it’s a tiny little spot. It’s so great to have a drop zone to keep organized. This space got lots of use during our ice storm with all the wet shoes, etc & these brick floors were great!!

Feels strange getting back to work this week. We’ve been living in PJs and been asking what day it was for about a week now. Snowmageddon 2026 was fun & we still have piles of ice on the ground….BUT nice to go back to a bit of a routine. January felt like 47 days 🤪
