GEOFF’S 40TH BIRTHDAY FRAT PARTY

Geoff and one of his best friends Brad turned 40 in May a week apart.  Leslie, Brad’s wife, and I decided we should throw them a join b-day party.  We always laugh that we are married to frat boys because they are always the last to leave a party, want to play tons of game and are basically like big college kids.  When it came time to throwing their party we thought what better theme than a Frat Party!

We seriously had so much fun putting this together.  I was in a sorority in college, but it has been a long time.  I had to pull from my memory banks to remember everything.  Geoff and Brad were not in Frats in college so we created their own custom one . . .Gamma Beta.  G for Geoff, B for Brad!

Yall, this was seriously such a fun theme!  I highly recommend it.  Not only was it a blast with tons of games, etc, it was pretty easy to put together.  When Les and I would start to go over the top with signs, etc we would stop and say “what would a frat guy do?” and it was so easy . . . spray paint on a sheet, hand written labels on computer paper, serve snacks out of boxes/bags, etc!

One of the biggest frat parties when I was in college was JUNGLE PARTY so we decided to thow a Gamma Beta Rumble in the Jungle party.  You could come in old college gear, camo, leopard, etc!

INVITATION:

We did a simple Evite invitation and here were the details:

COME JOIN US CELEBRATE GEOFF & BRAD’S 40TH BIRTHDAY

COULDN’T THINK OF A BETTER WAY TO CELEBRATE OUR “BIG KIDS 40TH”  THAN A FRAT PARTY!  GAMMA BETA (GB for Geoff & Brad) will be throwing a JUNGLE THEME BASH at the GAMMA BETA FRAT HOUSE (aka, The Tuckers)!!

DRESS CODE: Grab your best camo, animal print or jungle gear and come ready for a good time

GAMES: Channel your inner college self and come ready to compete! 

  • BEER PONG
  • FLIP CUP
  • QUARTERS
  • CORN HOLE
  • and lots of other games!

FOOD: We will be serving Mexican food, apps and all the college essentials.  Jello shots, Keg, Trashcan Punch, Margarita Machine, etc

Lets party like it is 1996-2006  (or somewhere around there wink)

FOOD:

We had a few home made apps and then had all the college kid late night junk!  Twinkies, Ding Dongs, Nutty Barns, Doritos, queso, cookies, brownies, etc.  Since we are no longer in college and appreciate nicer food, we also catered Mexican food.  We had a chicken/beef fajita bar with quesadillas and chimichangas for late night snacking!

We also had a lot of alcohol, I mean, it was a frat party.  We had Jello Shots, a Keg, Margarita Machine, Trashcan Punch and for fun we had Boone’s Farm, Natty Light, High Life, Smirnoff Ice and Mikes Hard Lemonade.

Another cool thing about this theme is the food/alcohol was also the decor.  We decorated with beer bottles, beer boxes, food boxes, solo cups etc.  

DECOR:

Like I mentioned, a ton of the decor was the food/alcohol, but we also added a bunch of jungle theme and 40 year old stuff.  We got plates, napkins and table cloths at Hobby Lobby.  I ordered some 40 year old napkins on Oriental Trading and got 40 year old balloons at Hobby Lobby.

We made a bunch of signs with sheets, drop cloths and spray paint.  Again, what would college boys do? WINNING!  

We also got some leaves, and jungle looking decor on Amazon.  Here we did a photo gallery of Brad and Geoff.  

Free beer boxes from the liquor store, a cheap table cloth and some sharpie marker for the win!!

FUN STUFF:

We got the boys matching Gamma Beta Frat shirts and Leslie and I had Gamma Beta Sweetheart shirts made.  We just went to Old Navy, bought some camo shirts and then our friend Lisa make them for us!

We also got Gamma Beta tattoos and koozies made so we could hand them out at the party and everyone could put them on and hold them so photos would look like we were at a real frat party.   I got both made from this website and was very happy with them.  The tattoos were great quality and transferred very easily.

ACTIVITIES:

Geoff & Brad love games.  This is why we became amazing travel friends.  Les and I were talking one night YEARS ago and were saying how when we travel with our husbands it is tough because we want to layout by the pool or beach all day and relax and our husbands want to play all day and do every activity.  We were like. . .we should travel together and boom . . .we now go on vacay together all the time.  It was the perfect solution for all of us.  We are actually headed to Mexico together again in July!  Anyway a party with tons of games was  perfect for them.  We set up Flip Cup, Quarters, Beer Pong, Can Jam, Bottle Flip, Bocce, Spike Ball and Cornhole.   We also had pool games and there may have been a keg stand?!  There was no shortage of things to do!

We made this trophy for the winner of the beer pong tournament.

We also had pool beer pong!

It seriously was such a fun party.  We all celebrated our youth and being over the hill at the same time!  If you are looking to throw a fun themed party I highly recommend this one.  It can be for anything, doesn’t have to be a 40th!  It was easy to decorate, feed people and have a good time.

When designing our home I pulled inspiration from all over! Pinterest, Instagram, magazine, design books, etc. we had this long spot in our front entry that we were trying to figure out and when I saw this image (swipe to see) in @gilschaferthearchitect ‘s book it stopped me in my tracks. I loved the use of transoms and designated spaces. My architect @josephpaulhomes & his wife Michelle helped pull the whole look together. So happy with how it turned out.

My grandfather owned a grocery store in New Jersey. The scale hanging from the ceiling in our butler’s pantry was the scale in his store. My uncle had it for the longest time & gifted it to me when we moved into this home. I love it so much!! My mom has the cash register he used in his store in her home. I love decorating with items that have meaning & that tell a story.

I love hallways & nooks. They are a great way to add interest to your home. Natural light & details are key. This space connects our hearth room to the gameroom. The Dutch door goes out to our courtyard, the room at the end is my office and the door to the left (just out of the photo) goes to the pool bath. Lots going on in this space.
I saw this floor pattern in a design book & had to have it somewhere in our home. I love it so much!

✨REMODEL UPDATE: FAMILY ROOM✨

This family room had good bones, but we needed to declutter , maximize storage, update furnishings & make the space more functional.

There was a wall of shelves that was just too much. We purged and decorated with items that she loved & had sentimental value. So many homes are built with tons of open shelving and you have to be really careful in these spaces because they can become a spot for clutter instead of being intentional. 
•added cabinet doors to 2 sections of shelves for some much-needed hidden storage.
•utilized the shelving that was separate from the other ones to make a designated bar space that is intentional and great for entertaining.
•found an gorgeous antique bar back to go against the wall that again is used as a bar when they entertain. Previously, it was a huge bench that took up width, but added no height to the wall. This is a major focal point in this space so we made it both functional and beautiful.
• I am not a huge fan of sectional couches unless they are in very specific areas. I think sometimes when people have a big room, they look for a big furniture to take up the space but it doesn’t actually give you the most seating and the spacing is sometimes awkward. They still really wanted a leather couch in there so we kept that, but then used more tailored chairs to frame the space.
• found this gorgeous coffee table on Facebook marketplace. Such a find!
•Removed the huge windmill fan that really took away from the gorgeous architecture of the ceiling with the beams.
•filled in dead space with functional furniture, like a cute table perfect for  game night.
•scaled back the TV so it made more sense over the fireplace and went with a frame one so there could be pretty art up there as it is a main focal point. (Art was off in this photo, but typically it looks like a vintage painting)

So excited with how this space turned out. It’s lighter, brighter, more functional & a better use of space. They have walls of windows along the back of the house with a beautiful view and now you’re able to focus on that more.

✨REMODEL UPDATE: DAUGHTER’S BATHROOM ✨

Throughout this remodel you will see two constant goals…brighten up the spaces & add functional storage. This bathroom was dark & dated. We took everything out and had a fresh start.

•Raised the height of the counters & some additional cabinetry extending up to the ceiling for much needed storage.

I love a mudroom! I don’t care what size house I live in from here on out I’ll always have some “mudroom” space…even if it’s a tiny little spot. It’s so great to have a drop zone to keep organized. This space got lots of use during our ice storm with all the wet shoes, etc & these brick floors were great!!

Feels strange getting back to work this week. We’ve been living in PJs and been asking what day it was for about a week now. Snowmageddon 2026 was fun & we still have piles of ice on the ground….BUT nice to go back to a bit of a routine. January felt like 47 days 🤪
